Here's the strategy most military families don't know about — but the smart ones are using it to build real wealth. It's called house hacking, and it's the single best financial move you can make at your duty station.
The idea is simple: instead of buying a standard single-family home, you find a property with rental income potential. That rental income gets counted toward your qualifying income by your lender, which means you can afford a more expensive home while keeping your out-of-pocket payment at or below your BAH. And when you PCS? You keep the property, rent the whole thing out, and cash flow every month.

How It Works With Your VA Loan
Here's what most people miss: when you buy a property with a rentable unit, your lender can use 75% of the projected rental income to help you qualify. That means a DADU renting for $2,100/month adds roughly $1,575 to your qualifying income. Suddenly you're approved for a much higher price point — without your actual monthly payment going up.
And yes, VA loans allow this on properties up to 4 units, with $0 down.
🏆 Real Client Story: Jordan & His Wife (O-2)
Jordan and his wife came to me stationed at JBLM as an O-2. Their goal was simple: stay at BAH for their monthly payment. With O-2 BAH at $2,916/month, the traditional route would have limited them to homes around $375K–$420K.
