Your Home-Buying Journey

8 steps. Zero guesswork. Every one of these is something I've done with real clients and refined so it's calm, clear, and kind of fun.

Step One

Your Intro Call (our 15-min roadmap)

Our first call is all about educating you so you feel empowered. I'll walk you through the full home-buying process — from pre-approval to closing day — so nothing catches you off guard. No commitments, no pressure.

By the end of our 15 minutes, you'll know the sequence, the timing, and what I do for you at each step.

Why this matters: 80% of buyer stress comes from not knowing what's next. We solve that on day one.

Step Two

Meet Taylor — Your Lender Intro

Before we look at a single home, I connect you with Taylor, my go-to lender. This is non-negotiable for a reason: we need to know your real borrowing power first.

Why? Because falling in love with a home you can't afford is the single most discouraging thing that happens to buyers. We skip that heartbreak entirely by knowing your budget up front.

What happens: I'll text Taylor to introduce you. He'll reach out within a day to walk you through pre-approval — painless, free, and you're in the driver's seat.

Step Three

Your Preferences Become My Plan

Remember that quiz you just filled out? I turn those answers into a personalized game plan. Your must-haves. Your style vibes. Your monthly payment comfort. The area that speaks to you.

By the time we're touring homes, I've already filtered out the ones that don't fit — you're only seeing homes with real potential.

Pro tip: The more specific you are, the better I am. If something changes (new pet, bigger budget, new neighborhood on your radar), just tell me — the plan flexes with you.

Step Four

Touring Homes (and the Pedestal Game)

When we start visiting homes, you'll see 3-5 at a time. After each set, we play the Pedestal Game: you rank them in order from favorite to least favorite, and tell me why.

This does two things: it keeps homes from blurring together in your head (they will, trust me), and it teaches me what you actually care about — even things you didn't know you cared about.

What to bring: An open mind and your phone. I bring everything else, including snacks, and for families with kids, activity books to keep them happy while we look.

Step Five

Writing Your Offer (line by line, on Zoom)

When we find "the one," we hop on Zoom and I walk you through the offer paperwork line by line. Every clause, every number, every contingency. You'll know exactly what you're signing before you sign.

I also record the call via Loom and send you the link afterward — so if you need to rewatch any part (or share it with a family member), it's right there.

Why we record: Buying a home is a lot of information. Having a video reference calms anxiety and means you can revisit anything, anytime.

Step Six

Offer Accepted — Celebration Time

When your offer is accepted, I send a congrats text and drop off a little celebration gift at your current address. Coffee, wine, champagne, or non-alcoholic bubbly — whichever you picked on the quiz.

It's a small thing, but it marks the moment. You deserve it.

Step Seven

Home Inspection (with my kit)

I send you a curated list of trusted home inspectors and explain what each one specializes in. You pick. I show up with my home inspection kit:

  • Floor plan draft so you can mark rooms and furniture placement
  • Tape measure for rugs, couches, and whatever you're bringing
  • Notepad for questions that come up
  • Snacks (inspections are 3+ hours, we eat)
  • An activity book if you have kids with you
My inspection philosophy: I don't nit-pick. We use the inspection as a honey-do list for you after you move in, and as leverage for major health and safety negotiations. I'll teach you exactly what an inspection can (and can't) find, and the timeline for negotiation.

Step Eight

Closing Day & Beyond

When we hit the closing table, you walk out with the keys and a home maintenance guide so you know how to care for what you just bought — when to change filters, flush the water heater, seal the deck, all of it.

After close, I'm still your Realtor. When friends are looking to buy, when you're ready to sell one day, when you have a "is this normal?" question — I'm a text away.
